One small thing that I did not like was the addition of gratuities onto my final bill, it was only £8.09, and not worth making a fuss about. Perhaps it was in the "small print", but I did not like it as I was not aware it was going to be added or how calculated.

Love this place, though I realise it's not for everyone. It's dated, but I think that's it's charm. Homely and comfortable.
Food is very good, as is the service.
What I also love, is that as its not in a town, most people stay around the hotel in the evening, chatting, reading or playing cards. So there is a great atmosphere

Love the fact that two friends who don't want to share a room can share a suite - have done this several times. The hotel is unique - harking back a century. Shame it may all be altered when building work is done.
Food on first night (a La Carte) very average but expensive. Dogs allowed to sit on sofas in lounge and we saw two toilet mishaps on carpet in hallway.

Hotel a bit tired but clean, pleasant and homely relaxed atmosphere - half expected E B to appear in person - no bad thing her connection could have been utilised to more effect
dining room ok food at a la carte dinner good and nicely presented (thank you chef)
(but set menu was limited and boring!!!)
breakfast too was good plenty of choice
Other Comments
Hotel staff were detached and aloof did their job but showed little interest or enthusiasm
Felt dining experience was badly let down by service staff - seemed more interested in each other rather than guests or the food - 'in jokes' high fives nudges whereas interaction with guests was bland and lacked warmth / interest staff seemed half asleep at breakfast time !!!

Our overall good experience was spoilt by unexpected charges on an unitemised, unexplained bill which needed to be challenged. £40 corkage for 2 bottles of wine was not mentioned beforehand and gratuity was also added to this. The included dinners each had a gratuity charge as did every drink whether brought to table or ordered in the bar. A dessert was charged which was not ordered and I see that when refunded on request the gratuity was still included. Pity: this soured an otherwise enjoyable break for 10 people in a pleasant, clean hotel.

They’ve lost their way in their food offering - lack of choice and expensive for the quantity now. Staff - what was a very cheerful, friendly, welcoming team now quite dour with fewer smiles and little laughter. The team used to make the break pleasurable and memorable but no longer. Automatic service charge for everything - even standing at the bar to get your own drink!

We enjoyed our 3 nights stay and he food was very good.. whilst some guests would not have a problem we felt the rooms are beginning to look a little tired. Service was good albeit we waited nearly 30 minutes for our main meal one night only to e told after we questioned why the delay that the kitchen had lost the ticket.
My main concern is that when I booked I was not made aware that suddenly gratuities we being added to any purchase which admittedly was discretionary. I am opposed to paying on drinks especially bottles of wine.
For that reason we would certainly think deeply in the future before we booked again.

A room outside the hotel was allocated to one couple as a Double room but it was a Single bedroom containing a double bed. Consequently there was very little space to move around as conditions were extremely cramped.
Also the mattress was very uncomfortable with bad support. No other room was available to transfer to for the second night when requested but as a goodwill gesture the mattress was replaced with another which was a definite improvement for the final night’s stay.

Knoll House was a fascinating place to stay full of fascinating insights into its history in a beautiful setting. We spent a very happy time looking at the information, pictures and memorabilia which gave a wonderful window to life in the past, including the hotel having being a haunt of Enid Blyton and playing host to Churchill and Eisenhower. I loved that the furniture was of a period that recalled the era.
The dinner was excellent - with beautiful napery and excellent service - thank you.

Hotel is being allowed to run down as the new owners want to completely redevelop it (A quick internet search confirmed) The result is a tired, run down building, furniture dating from 60’s and 70’s and grubby around the edges. Two members of staff I met couldn’t have been more disinterested if they’d tried. I saw a customer ask for her table in the bar/lounge area to be cleaned and she was given a cloth to do it herself. They hotel is dog friendly and when we visited there was lots of dogs with many not properly trained and owners happy to allow them on the furniture when wet. Final straw was being presented with a bill, slid under our room door, for a 10% gratuity for our meal the evening before which was prepaid
We have visited before and enjoyed our stay, but sadly will not be returning

The room's walls were paper thin so we could hear our neighbours talking, we could hear cars coming and going in the car park, which meant we couldn't leave our dog because she was anxious and would bark which would disturb our neighbours. We knew we wouldn't sleep, so we checked out within an hour of arriving. I was also told that I didn't need to book dinner in the dog friendly area before arriving, but when we booked dinner we were advised they had no room left in the dog-friendly area.

All was well until the morning of checkout. We had taken some fizz with us-a gift as the the five wives have known each other since 1963-61 years!! We asked to borrow some glasses, and we tucked ourselves away in the games room before dinner the night before, to have our drink. NOTHING was said at all when we borrowed the glasses, so when we came to check out, as well as gratuities which had been automatically added, EACH ROOM had been charge £8 corkage for two bottles which they didn't even have to open!! That probably cost more than the wine! £20 a bottle corkage-that is outrageous! What made it worse was nothing was said at the outset, and there was nothing anywhere saying the 'standard corkage fee' was £20! I just cannot get over that!
Other Comments
We enjoyed the food, and the staff were great, with the exception of the reception staff who were economical with the fact that corkage would be added. Had it not been for that and the already added 'gratuities' we would have left the waiting staff and housekeeping a generous tip as we felt the did a good job.

Fabulous location with comfortable, clean rooms. Great place for families with the pool and nearby beach. Don’t go if you don’t like dogs as they’re everywhere and I suspect there had been a dog staying in our room. Food was delicious - two courses for £27 is a good price if you compare other establishments nearby. Breakfast was probably not as good as previous stays but there’s plenty of choice in the buffet. Wasn’t keen on the bowl of grapes at breakfast as saw lots of people handling them to break off a branch - very unhygienic. Everything else good though. The hotel is tired and does need a big overhaul but everything is cosy, clean and comfortable. Overall, we loved it There and will definitely go back.

From the outside it doesn't look too much but the room was spacious and comfortable with nice on suite and elemis toiletries. Spa and swimming pool are nice. The location of Knoll House is excellent and there are beautiful views of the sea and Old Harry rocks from the gardens. Very good value for money. Would 100% recommend.

This hotel is in a fabulous location. The bus stops outside the hotel and you can go to swanage or Bournemouth. A short walk takes you to studland’s golden sandy beach. The hotel food was excellent (breakfast and dinner). The hotel also has an outside heated pool. There are also plenty of walks that can be done from the hotel. We had a wonderful stay and would definitely go back.

Very traditional hotel catering for a traditional customer. Value for money break, in an old fashioned setting, bit ragged around the edges but staff were very helpful and food tasty. The rooms are a little 'dated' but that is to be expected given the age of the hotel. We loved the general ambiance. You didn't make enough of the fact that there are free spa facilities included. There is a jacuzzi, sauna and steam room. Also an indoor plunge pool. The actual swimming pool is outside (your details said it was an indoor swimming pool.) Next time we would definitely take swimming gear to use the spa facilities. The BIG plus of this break was the food. We had a 3 course meal and it was all of an excellent standard. Also the service we received at our table from a guy called William was exemplary. We were very impressed. Also a lovely area and great location.

Hotel was in a fabulous location near Knoll Beach. Easy to find and check in went smoothly. The garden suite although basic was comfortable and of a good size. Bed was very comfy and rooms were heated well. Very small tv but not a problem for us as we didn’t watch it. Lack of plug sockets for hair dryer near the mirror and kettle had to be put on the floor to heat up as only one socket for everything.
Food was very nice and although a limited menu was sufficient for us. Staff were very friendly and the ambiance of the hotel was good. Lots of dogs there which didn’t bother us but might some people.

Very good, but room not ready when we arrived at 3pm and it was not explained to us what facilities the hotel had and/or what we could do in the meantime. Could have done with a booklet in the room describing what was on offer, or advice from reception when checking in. There seemed to be a lot of comfortable sitting areas but were not told if afternoon tea was an option, and we only connected the fact there were golf clubs and tennis raquets in the hallway with the area over the road when we were almost checking out. We still do not know if there was a swimming pool, but there seemed to be in some of the old photos of the place.

Everything else was fine. There was extra effort put in to give us a quiet room. We did not realise the £27.50 dining allowance was PER PERSON rather than per booking, so this was a pleasant surprise. I was also delighted I got a propert RADIO in the room! Never, ever, have I had this in a hotel bedroom, and I listen to the radio all the time at home, so a thumbs up for that.

We booked the Hotel for it's position on the Dorset coastal area, you'd be hard put to find better in England, stunning. Hotel is dated and there are plans in the pipeline to completely overhaul it, but they're stuck in the mud by councillors opinions. Moving on - v.large parking area but 99% full when we arrived, lucky to find one place. Reception check in, slow, one person behind the desk. Wifi in room 56 non existent, 4G was not much better. 2 bedrooms in 56A a bonus. V.G Ensuite. Metal windows for air, but on ground floor a security issue, don't think it had aircon.
Beautiful view from outside area. Plenty of activities to get involved with in hotel, and check out the Cinema Room, it's lovely, comfortable but no booking system inplace, amazing!
Meals we found to be excellent from the view of choice and quality. Table service was v.g.
Tiny bar. Drinks expensive, I stuck to bottled cider; amazed at the cost of Chardonnay, £47 a bottle. I really enjoy that wine but no-way would I consider paying that price.
Security!? Not impressed; many doors wide open. Anyone can drive up and enter hotel through numerous doors.
RADIATORS1 This was June and the temps was about 21-22c, but all radiators were full on, even the staff were perplexed.

Lost Property Policy! I mislaid my walking stick. I could go on but in short it appears they have no L.P. Policy at all. We'd left Knoll House when 2 days later a ph.call said they had the stick, found in a back room of Reception. 2hrs travel was added to our journey home to collect this expensive stick. When retrieved from Knoll Hotel we asked to sign the lost property book, to prove we'd picked it up. Answer, no such book exists.

We found the decor a little old fashioned & tired & the food just OK. In our room (12), the hot water at the sink came out as a trickle & the plug at the sink did not keep the water in. We reported it on the 1st evening & again the next morning but it was not rectified during our 2 night stay (so we couldn’t have a proper wash nor could my husband have a proper wet shave).

We loved the character and history of this hotel and enjoyed reading all about it in the collection of frames throughout the corridors.
The outdoor pool was wonderful as was the pitch and putt golf overlooking the sea. The games room was a real bonus.
The indoor pool was strange.
The staff didn’t seem to understand the concept of good customer service ( with the exception of the lovely bubbly girl working at the outdoor pool) which was a shame but maybe this is due to the uncertainty of the future of this business? The overall appearance of the hotel is rather tired, however it was clean and had real charm.

The restaurant staff were absolutely lovely - couldn't do enough for their guests. The view over the sea is also a huge plus. If we went again I'd try to get a room in the actual hotel. We had to walk from our room in the gardens to the main hotel which if the weather's ok is no big deal but was a pain as when we were there it was cold and wet in the evenings. The room itself was fine and the bed very comfortable. We liked having a separate WC. The biggest problem is the WiFi. There is almost no signal outside the main hotel and other than in reception there was no hope of connecting to WiFi which was rather frustrating.

Reception was very pleasant and efficient, but Room 12 was pooky, decoration was tired. The small double bed was in an alcove with approximately 8 inches either side, with a very low sloping ceiling to one side. Adequate shower room. We asked if it would be possible to change our room for the second night. This was done, and we were given a very nice room over by the pool. The one comment we would make about Room 101, the lovely large bed was very hard, needed a good topper, and the pillows had seen better days sometime ago
Other Comments
The staff were excellent. When we changed rooms, 2 people came and took all our bits and bobs, we didn’t have to do a thing. Beautifully tidied away in the wardrobe in new room, which slightly confused us!! The bar staff Kaz produced a lovely Mojito. The dining room staff get 5 gold stars all round, with Abby, dining room manager getting 6 stars. Proximity to the beach much appreciated by a black Labrador. Wonderful walks and views from the hotel. Finally I loved the pool, wish I taken more advantage of all there was.

I would recommend having the doggie dining option better organised, remove 3 large sofas and little tables and replace it with few dining tables and chairs, set for 2 people, the area is massive and a bit wasted, lots of people wanted to dine with their dog and therenis space just for 3. U don't need anything fancy like in main restaurant, ppl can go there if they want to be fancy as it was set beautifully for dinner, but just few tables and chairs and u are good to go :)

We have been to Knoll House 8 or 10 times and are very fond of it. This is the first time we have been unhappy with the room. It seemed to have been carved out of a larger one. The sea view was limited, and the wash basin occupied the location with the best view. The bathroom was too small and cramped to have space for the basin. So washing hands after using the loo risked walking your sleeping partner. Poor layout, lighting too dim, TV too small. We do hope to return to Knoll House, but will try hard to avoid room 39

Knoll House is lovely. It has an old fashioned slight scruffiness to it, a welcome change to the corporate, matchy matchy decor of Travelodges and Premier Inn type hotels. There is a cosy selection of mismatched furniture, wicker chairs, childrens’ art etc. .
The location is beautiful, opposite the sand dunes and beach and convenient for the chain ferry across to Poole. We loved it on a foggy day in the rain, so it must be even better in the sunshine.
The reason for my four stars instead of five for service is that there were a few hiccups, - we didn’t get the twin beds we had booked, the girl in the bar served me a half measure , 25 ml, of martini instead of the legal 50 ml, and couldn’t see the problem, my bill had a Dog Charge, - and I don’t have a dog! However, the staff are friendly, polite and helpful and that’s what matters. Would definitely like to return!

We were allocated a Garden Suite Room - basically an annexe to the hotel requiring a short walk across to the hotel. Fine when the weather is good, but not so nice in a rain storm. Also the toilet seat was loose - no excuses for that, and the toilet was located in a separate room to the rest of the bathroom. To wash your hands, you needed to leave one room, and enter another . Not as hygienic as one expected.

Very nice staff/service. Hotel tired looking and outdated. Too many dogs in the sitting rooms, maybe a sitting room with out dogs. It's always a lovely stay. We have stayed in quite a few rooms and would say this was probably the least favourable. It was in the main building but in the Annexe which overlooked flat roofs. We are local but always love a night at Knoll House.

Our room in the courtyard was okay but decor needed a little spruce up. Bedside cabinets and dressing table top quite marked, mildew in mastic around the bath. So many cosy areas to relax with friends, read, play games or enjoy the beautiful views across Studland Bay. We loved the historical quirkiness of the place. Please don't change. We will certainly return. Thankyou also to the helpful and cheerful staff. Food is also very good. Drinks are expensive, as they are throughout Dorset generally.

There is no longer a gym. But we were delighted by the jacuzzi, small swimming pool and sauna. The steam room was being fixed when we were there. The hotel is not modern and wifi not available in the rooms. But sitting in the comfortable settees in the wifi hot spots is enjoyable.

I have been many times to Knoll House and recommended it to many friends. In many ways its a bit tired. However, I would say it's like my favorite pair of slippers. I ought to get a new pair but they are so comfortable I want them to last forever. Its my favorite for a mini break

Check in was easy. Alocated a very large ground floor room with super king sized bed and large bathroom. Unfortunately it is was pouting with rain and we were feeling cold and damp. Check in was at 4 pm and the heating didn’t come on till 4,30. 2 Windows had been left open so the room had got very cold. This was a poor start, and although we thought the room was lovely’s would have been perfect if it had been warm.

Food and service in the restaurant was excellent. There weee comfortable seating areas, newspapers, a games room and a roaring fire.

Seen the hotel in passing before but besides the warm welcome, comfortable room and great food the history of the place is fascinating and there is a great sense of a warm family welcome which is so oftern missing in other hotels these days.

We went as a group of 4 - Mum (who is turning 90) and three daughters, one turns 60 on the same day. Staff were brilliant at putting special treats on the table, bringing the birthday cake and generally making our trip a real success.
We had 2 x 2-bed suites with small balconies.
My only criticism is the 10% gratuity which is automatically added …. We had wine with dinner and a couple of drinks….costing over £50 in tips! I prefer to tip staff personally rather than through management.

I will say, the heating of rooms & communal areas was very good, the towels provided were brilliant white & spotless. Generally the hotel was very clean.
However it’s in desperate need of maintenance, it’s let down by external doorways being clogged by old spider webs and debris. The location of the hotel is outstanding & when this hotel is knocked down & rebuilt, we were told 2yrs time we’ll return but not before.

The food was far from satisfactory, bland, no garnish both meals arrive a dull beige colour, I had pork my husband had the veg curry. Sadly in the night I was horrible sick & the upset tum stayed with me for a couple of days. Despite having paid with the booking for breakfast (which was absolutely fine) we didn’t have the evening meals again. Looking each day at the menus they hardly varied, only 1 or 2 items on the mains, everything else was the same. We felt given how quick meals are served after orders taken, they were either microwaved or boil in a bag meals, can’t believe a chef was in the kitchen.

I’d been recommended Knoll House by friends who visit every year. It has an olde world charm, like stepping back in time. There was no rush, staff were very helpful, we kept discovering yet another room.
The food was mostly lovely, good value (though a vegetarian lasagne was disappointing).
The area is simply stunning with the National Trust beach literally in walking distance, 5 minutes.
Thank you Lnoll House, we’ll be back.

Hotel looks very tired now some rooms appear to have had minimal improvements over these couple of years it looks like it’s still in the early sixties it would take a small fortune I suspect to bring this up to date this I suspect is why it appears to be run on a tight budget the optional service charge of 10% looks to be added individually to items then charged on a daily basis always thought this would be on final bill (optional) appears to be mean standard not sure they appreciated my comment on this.
Central heating was almost non existent in most corridors rooms cold until guest turn on the radiators this should be done before arrival I could list more but I think you get the idea!

Following booking we were seriously concerned to read some very negative comments about the hotel on-line. We needn't have worried however as our own experience was positive. Our room and the hotel in general was very clean and tidy, the staff and management were friendly and portrayed a very professional image. Breakfast and evening meals were lovely. Two small negatives - the bed was uncomfortable (in need of a new mattress) and the bath was too narrow - I'm not overly big but I ended up stuck and had to enlist the help of my wife to get out. All in all though it was an enjoyable weekend in a lovely area.

Even though we had dinner credits as part of the travelzoo deal for the two nights that we were there we still had to pre-book a table. This was a bit confusing and we were not made aware of this beforehand.

The hotel is well situated and has many happy memories for us as a family. The food in the restaurant was excellent, well presented and delicious with good friendly staff serving . The breakfast was good with the best scrambled eggs ever! Sadly no prunes or fruit salad provided. There was fresh fruit in a bowl but not quite the same! A minor point the sofas are all modern ie, very low and difficult to get out of for older people! The lighting in the lounges was not bright and so reading there was difficult. We had some very dull wet days and even in the morning it was hard to see. Lastly I asked for a Bible to be told they aren’t allowed?? There always used to be ones and Good news for everyone formerly Gideon’s will put Bibles in every room for free!

Great location 5 mins walk from the stunning Studland Beach, clean, spacious and comfortable well equipped room and communal spaces, good food and friendly staff. It has a homely, quirky feel about it, a little tired round the edges which just adds to its charm. We were lucky with our room allocation with our own veranda and a pleasant view. £119 per night including breakfast and £27.50 voucher per person per night was a great deal! We went in Feb for 3 nights. Highly recommended.

The location is spectacular! The hotel has 'old world' charm, so if you're looking for modern, slick features this may not be for you. It's like stepping back in time. The food was delicious and the staff are very helpful and friendly. The spa could really use a refurb - no working shower in the ladies changing room (a very smelly, dirty drain area). The jacuzzi edges were all loose. Steam room out of order. The whole spa is quite run down and disappointing.
Our room was lovely with a large wet room shower area. A small bed, but no complaints about the room.
Other Comments
The parking at the hotel is very haphazard which makes for some cars taking up loads of room and not leaving much space for others. Maybe this could be addressed?

My husband had a prawn curry which was tasteless and possibly not cooked correct as he was up all night ill with sickness the staff where pleasant although the lack of them was apparent the bar was unmanned most of the time and the atmosphere was lacking.
We missed breakfast due to our lack of appetite after the experience at dinner
